Polished concrete is one of the most practical flooring choices for retail spaces. It handles heavy foot traffic without cracking or peeling, costs less to maintain than tiles or vinyl, and gives stores a clean, modern look that works across almost every retail category. Auckland retailers from boutique shops to large format stores are choosing it for good reason.

If you are planning a retail fitout in Auckland - whether it is a new build, a renovation, or converting an existing commercial space - here is what you need to know about polished concrete as your flooring option.

Why Retail Businesses Choose Polished Concrete

Retail flooring needs to do three things well: look good, handle constant traffic, and stay easy to maintain. Polished concrete delivers on all three without the ongoing replacement costs of alternatives.

Durability under foot traffic. Mechanically polished concrete is hardened during the polishing process using chemical densifiers that make the surface extremely wear-resistant. A well-maintained floor lasts 20+ years with good maintenance - far longer than vinyl, carpet tiles, or even ceramic tiles in high-traffic retail environments.

Low maintenance costs. There is no wax to reapply, no grout to scrub, and no replacement tiles to source. Daily cleaning is a mop and neutral pH cleaner. A periodic rebuff every 3-5 years keeps the sheen fresh. Compared to vinyl flooring that needs replacing every 7-10 years, the long-term cost is significantly lower.

Professional appearance. The reflective surface bounces light around the space, making stores look larger and brighter. This is especially valuable for retail where lighting directly affects how products are perceived.

What Finish Works Best for Retail

For most retail fitouts, we recommend a semi-gloss (satin) finish across the entire floor. Here is why.

Finish LevelBest ForTrade-offs
Semi-gloss (satin)Most retail spacesBest balance of appearance, durability, and slip resistance
High-glossShowrooms, boutiquesMaximum visual impact but shows scuffs faster
MatteFood service, wet areasLess slippery but more susceptible to staining and wear

Semi-gloss gives the clean, professional look retailers want while being practical for daily use. It hides minor scuffs better than high-gloss and resists staining better than matte.

We do not recommend mixing finish levels across different zones within the same store. We use the same process across the entire floor for a consistent result. For wet areas like entrance mats or near food service, mats and rugs are the practical solution rather than switching to a different finish.

Retail Fitout Considerations

New Build vs Existing Space

New build fitouts are the most straightforward. The slab is poured specifically for polishing, and the floor is polished before paint - ideally before plaster (gib stopping) - and well before fixtures, shelving, and any joinery is installed.

Existing space conversions depend on the condition of the slab underneath. If the space previously had tiles, carpet, or vinyl, we need to assess what is left after removal. Older slabs typically need a medium-to-heavy grind to level the surface and blend imperfections. True salt-and-pepper (lightest grind) is rarely achievable on older commercial slabs.

Timing and Disruption

A typical retail floor of 200-500m2 takes 3-5 days to complete. For operating stores, we can stage the work in sections to keep part of the floor accessible, though full closure produces the best result.

For fitouts during a lease changeover or new build, timing is straightforward - we come in after the structure is complete and before fixtures go in.

Slip Compliance

Retail floors must meet Building Code slip resistance requirements. Mechanically polished concrete in a semi-gloss finish meets standard commercial slip ratings. For areas that get wet - entrances during rain, food courts, or wash-down zones - we recommend using drainage mats and entrance matting rather than changing the floor finish.

Commercial Pricing for Retail Fitouts

Retail fitout pricing depends primarily on floor area and slab condition.

Floor AreaPrice Per m2 (+ GST)
200-500m2$60-$80
500-1,000m2$50-$70
1,000m2+$45-$65
Minimum charge (under 20m2)$2,250 flat rate

Larger spaces cost less per square metre because setup and mobilisation costs are spread across more area. Existing slabs in poor condition (heavy glue, uneven surfaces, extensive cracking) may add to the per-metre cost due to additional preparation.

The real cost difference shows up over a 10-year lease. Polished concrete installed once at $65/m2 versus vinyl replaced twice at $60/m2 each time means the concrete floor costs roughly half as much over the lease term.

Retail Categories That Work Well

Polished concrete works across most retail types, but some benefit more than others.

High-traffic retail - supermarkets, hardware stores, large format retail. These spaces see thousands of foot movements daily. Mechanically polished concrete handles this without degrading. We have polished floors for supermarkets and large retailers across Auckland.

Boutique and lifestyle retail - clothing stores, homewares, gift shops. The clean, modern aesthetic complements product displays without competing visually.

Hospitality retail - cafes, bars, restaurants with retail sections. Polished concrete handles food and drink spills well when cleaned promptly and gives the industrial-modern look that Auckland hospitality spaces favour.

Showrooms - automotive, furniture, appliance showrooms. The reflective surface enhances product presentation and is easy to keep clean around displayed items.

Frequently Asked Questions

How much does polished concrete cost for a retail fitout?

For retail spaces between 200-500m2, expect $60-$80 per m2 + GST. Larger spaces over 1,000m2 can come in at $45-$65 per m2 + GST. The final price depends on slab condition, required grind depth, and access logistics.

Is polished concrete slippery for retail customers?

Semi-gloss polished concrete meets standard commercial slip ratings. For entrances and areas prone to getting wet, we recommend entrance matting and drainage mats rather than changing the floor finish. See our full guide on slip resistance and polished concrete.

How long does a polished concrete floor last in a retail environment?

With good maintenance, 20+ years. This makes it one of the most cost-effective flooring choices for retail over a standard 10-year lease. It does dull over time, similar to any hard flooring, but a rebuff at $30-$50/m2 every 3-5 years restores the sheen.

Can you polish an existing retail floor?

Yes, if there is a concrete slab underneath the current flooring. After removing the existing surface (tiles, vinyl, carpet), we assess the slab condition and determine the right grind level. Most existing slabs need a medium-to-heavy grind. Not every slab will suit a light salt-and-pepper finish.

How long does the installation take?

A 200-500m2 retail floor typically takes 3-5 days. For operating stores, we can stage the work to minimise disruption, though full closure produces the best finish.

Does polished concrete work with underfloor heating?

Yes. Concrete is an excellent thermal conductor, making it ideal for retail spaces with in-slab heating systems. The polished surface does not interfere with heat transfer.
