Commercial Pricing
Commercial pricing depends primarily on floor area and slab condition. Larger spaces cost less per square metre because setup and mobilisation costs are spread across more area.
What affects the price:
- Slab condition (new pour vs existing floor with adhesive/coatings)
- Required grind depth (light vs heavy)
- Access and logistics (operating hours, staging requirements)
- Floor complexity (columns, tight areas, multiple levels)

Sectors We Service
Retail
Polished concrete is increasingly the floor of choice for Auckland retail fitouts. It handles constant foot traffic, looks modern and professional, and costs significantly less to maintain than tiles or vinyl over a standard lease term.
We have polished floors for boutique stores, large format retail, and shopping centre tenancies. Read more in our guide to polished concrete in retail fitouts.

Supermarkets and Large Format Retail
Supermarket floors need to handle thousands of trolley and foot movements daily. Mechanically polished concrete is harder and more durable than vinyl or epoxy alternatives, and the reflective surface improves lighting efficiency.
We have polished supermarket and large retail floors across Auckland. Read our article on why supermarkets choose polished concrete.
Warehouses and Industrial
Polished concrete handles forklift traffic, pallet jacks, and heavy equipment without the coating failures that plague epoxy-coated industrial floors. The densified surface resists abrasion and chemical spills better than topical coatings.
For warehouses over 1,000m2, pricing starts from $45 per m2 + GST.
Offices
A polished concrete floor gives office spaces a clean, modern aesthetic that photographs well and requires virtually no maintenance. Lower foot traffic means rebuffing intervals extend to 5-7 years.

Hospitality
Cafes, bars, restaurants, and event venues benefit from polished concrete's easy cleanup and resistance to food and drink spills. The continuous surface (no grout lines) makes sanitisation straightforward.

Why Choose Mechanically Polished Concrete for Commercial
Because there is no coating to strip and recoat, the long-term cost of ownership is lower than coated or replaceable floors. Read more about the long-term maintenance cost savings of polished concrete in commercial spaces.
Slip Compliance
Commercial floors must meet Building Code slip resistance requirements, and every finish we deliver - from satin through to high gloss - meets the standards required for strict-compliance commercial projects. It is the same specification we have completed for supermarkets, malls, and major retail and hospitality fit-outs across Auckland. The finish level changes how much grip you have within that compliant range; it does not drop the floor below standard.
Slip resistance comes from the finish level and the grind depth. A deeper grind exposes more aggregate and adds micro-texture, so for wet zones (entrances, food courts, wash-down areas) we increase the grind depth in those areas for extra grip. We use penetrating sealers that soak into the concrete rather than topical coatings, and we never rely on topical anti-slip additives.
New Build vs Existing Space
New commercial builds. The most straightforward option. The slab is poured for polishing, and we come in after the structure is complete but before fit-out. Timing coordination with other trades is key - our guide on build timing covers the sequence.
Existing space conversions. We assess the condition of the existing slab after removing the current flooring. Most commercial slabs take well to polishing, though older floors typically need a medium-to-heavy grind to level the surface and remove adhesive.
Operating businesses. For businesses that need to stay open during the work, we can stage the installation in sections. Full closure produces the best result, but staged work is common for retail and hospitality spaces.
The Process
1. Site assessment - we inspect the slab, identify any issues, and provide a fixed-price quote 2. Preparation - remove existing coatings, fill cracks and joints 3. Grinding - progressively finer diamond grinding to desired aggregate exposure 4. Densifying - chemical densifier hardens the surface 5. Polishing - final stages bring the floor to the specified sheen level 6. Sealing - protective treatment applied
DSC uses the same process across the entire floor for a consistent result. Typical timelines:

20+ years with good maintenance. The only periodic maintenance is a rebuff every 3-5 years to restore the sheen. This makes it one of the most cost-effective commercial flooring options over a 10-year lease.
Yes, if there is a sound concrete slab. After removing the existing surface covering, we assess the slab condition and determine the right approach. Most existing commercial slabs need a medium-to-heavy grind.
Yes. All of our finishes, from satin through to high gloss, meet the slip resistance standards required for strict-compliance commercial projects such as supermarkets and malls. The finish level adjusts how much grip you have within that compliant range. For wet zones we increase the grind depth in those areas to add texture, rather than relying on coatings or additives. Read more in our slip resistance guide.
Yes. For retail and hospitality businesses, we can stage the work in sections and schedule grinding during off-hours where possible. Full closure is always preferred for the best result, but we work with your schedule.
Mechanically polished concrete lasts 20+ years versus 5-10 years for epoxy. Epoxy coatings can peel, yellow, and delaminate under heavy use, particularly with forklift traffic. Polished concrete has no coating to fail. Read our grind and seal vs mechanically polished guide for a full comparison.
