Slip Compliance

Commercial floors must meet Building Code slip resistance requirements, and every finish we deliver - from satin through to high gloss - meets the standards required for strict-compliance commercial projects. It is the same specification we have completed for supermarkets, malls, and major retail and hospitality fit-outs across Auckland. The finish level changes how much grip you have within that compliant range; it does not drop the floor below standard.

Slip resistance comes from the finish level and the grind depth. A deeper grind exposes more aggregate and adds micro-texture, so for wet zones (entrances, food courts, wash-down areas) we increase the grind depth in those areas for extra grip. We use penetrating sealers that soak into the concrete rather than topical coatings, and we never rely on topical anti-slip additives.

New Build vs Existing Space

New commercial builds. The most straightforward option. The slab is poured for polishing, and we come in after the structure is complete but before fit-out. Timing coordination with other trades is key - our guide on build timing covers the sequence.

Existing space conversions. We assess the condition of the existing slab after removing the current flooring. Most commercial slabs take well to polishing, though older floors typically need a medium-to-heavy grind to level the surface and remove adhesive.

Operating businesses. For businesses that need to stay open during the work, we can stage the installation in sections. Full closure produces the best result, but staged work is common for retail and hospitality spaces.

The Process

1. Site assessment - we inspect the slab, identify any issues, and provide a fixed-price quote 2. Preparation - remove existing coatings, fill cracks and joints 3. Grinding - progressively finer diamond grinding to desired aggregate exposure 4. Densifying - chemical densifier hardens the surface 5. Polishing - final stages bring the floor to the specified sheen level 6. Sealing - protective treatment applied

Types of Grind

  • Full aggregate exposure, where the concrete is ground down to reveal the aggregate within the mix, creating a textured, terrazzo-like finish.
  • Partial aggregate exposure, where the grinding reveals some of the aggregate, providing a balanced look between the concrete and the exposed aggregate.
  • Salt and pepper finish, where only a minimal amount of grinding is done to remove surface blemishes, resulting in a subtle, lightly polished appearance.

Cream or natural polish in concrete polishing refers to a smooth, slightly glossy finish achieved by refining the surface with fine grit diamond abrasives. No grinding is done in this process

Two popular named finishes

Grind and Seal - The slab is ground to the desired level and then sealed with a penetrating or topical sealer. A fast, cost-effective option well suited to garages, workshops, commercial floors, and outdoor covered areas.

Mechanically Polished Concrete - The highest grade of polished concrete. Ground through multiple diamond tooling stages and hardened with a concrete densifier. A hard, reflective surface that will not peel or flake - because there is no coating. The standard for commercial floors and high-end residential.

Types of Polish

A polished concrete floor can exhibit a range of sheen levels, from matte to high gloss, depending on the desired aesthetic and functional requirements. A matte finish provides a subtle, understated look that is smooth to the touch and has a low level of light reflectivity. In contrast, a high-gloss finish offers a reflective, mirror-like surface that enhances the brightness of the space and creates a more luxurious appearance.
